EPC Labels and Building Features: Spatial Implications over Housing Prices

The influence of building or dwelling energy performance on the real estate market dynamics and pricing processes is deeply explored, due to fact that efficiency improvement one fundamental reasons for retrofitting existing housing stock. Nevertheless, joint effect produced by architectural, typological, physical-technical attributes seems poorly studied. Thus, aim this work investigate both diverse features property prices, performing spatial analyses a sample properties listed Turin’s different sub-samples. In particular, Exploratory Spatial Data Analyses (ESDA) statistics, standard hedonic price models (Ordinary Least Squares—OLS) Error Models (SEM) are firstly applied whole data sample, then three sub-samples: two territorial clusters sub-sample representative most inefficient buildings constructed between 1946 1990. Results demonstrate Energy Performance Certificate (EPC) labels gaining power in influencing variations, contrary empirical evidence emerged some previous studies. Furthermore, presence effects reveals impact changes sub-markets thus has be spatially analysed.
